By using this website or booking a property, you acknowledge that you've read and agree to these Terms, our Privacy Policy, Cancellation Policy, and House Rules. If you don't agree, please don't use the site.

When you complete a booking through our website, you enter into a rental agreement with us for the specified property and dates. Here's what to know:

• You must be at least 25 years of age to book. The person making the reservation must be present during the entire stay.
• All bookings are subject to availability. Rates are current but may change until your booking is confirmed.
• A booking is confirmed when you receive a confirmation email with a booking reference number.
• Payment: Full payment at booking for stays less than 60 days away. For stays 60+ days out, a 50% deposit is due at booking and the balance 30 days before check-in.

All rates are in US dollars. Your total booking cost includes:

• Nightly rate: Varies by property, season, and length of stay.
• Cleaning fee: One-time fee for professional cleaning before and after your stay.
• Taxes: South Carolina state and local accommodation taxes as required by law.
• Additional fees: Pet fees, extra guest fees, or other charges disclosed during booking.

Everything is shown upfront before you confirm — no hidden fees, no surprises.

By booking, you agree to use the property as a short-term vacation rental only. You agree to follow our House Rules and to:

• Not exceed the posted maximum occupancy.
• Not use the property for parties, events, or commercial purposes.
• Not sublease or transfer your booking without our written consent.
• Leave the property in reasonable condition at check-out.

You're responsible for any damage beyond normal wear and tear. We know accidents happen — spilled wine, a broken glass, a kid who got creative with markers. Just tell us, and we'll work it out fairly.

A security deposit or damage protection fee may be collected at booking. If damage exceeds the deposit, you agree to cover the additional costs. If nothing's damaged, the deposit is returned within 14 days of check-out.

We maintain all properties to high standards, but we provide them “as is.” We're not liable for:

• Personal injury or damage to personal property during your stay, except where caused by our gross negligence.
• Temporary interruptions to utilities, internet, cable, or pool equipment caused by factors we don't control.
• Wildlife, insects, or environmental factors inherent to coastal living (yes, palmetto bugs exist — they're part of the Lowcountry charm).
• Construction, road closures, or activities in the area we don't control.

Our total liability can't exceed the amount you paid for your booking.
